STEP 2

Note of interest

The first step is to register your interest in your chosen property by clicking below.

Do you need an extra desk chair, or would you like the landlord to consider repainting the walls in the hall? Please note any requests in your Note of Interest.

We will compile all the Notes of Interest we receive and select one to pursue in accordance with the landlord's instructions. We will contact everyone who has expressed interest to confirm the decision.

STEP 3

Holding deposit

The successful applicant(s) will be invited to proceed by paying a holding deposit of £200 (for properties with two bedrooms or fewer) or £500 (for properties with three bedrooms or more). This can be paid on our website clicking the button below.

Your full deposit will be between 150% and 200% of the monthly rent, depending on your circumstances. We will confirm this amount once referencing has been completed. The holding deposit will be credited towards your full deposit.

STEP 4

Application form

We will send you confirmation once we have received the payment, along with a link to complete the full application form.

STEP 5

Referencing

Once we have received the complete application form, we will review it and ask our referencing company to contact you for a full reference check. You will need to have an income in the UK equivalent to a minimum of 30 times your (equally split) share of the rent.

If you are studying or have a low income, you may require a guarantor. Whoever you choose will guarantee your responsibilities under the lease and will need to have an income in the UK equivalent to a minimum of 36 times your (equally split) share of the rent.

Once you have passed referencing, we will send you confirmation and contact you to arrange a convenient time for you to check into the property.

If your circumstances do not meet our usual referencing requirements, your landlord may allow you the option to pay two months' deposit instead of the standard one and a half months' rent.

STEP 6

Signing the lease

Our leases are signed electronically. We will send you an email to confirm it is on its way, along with a link to the statutory notes that accompany it. You will then receive a separate email with a link to sign the lease.

STEP 7

Logging into your account

We will provide you with login details so you can access other tenancy documents, including the safety certificates for the property, a standing order form, and the account form detailing the payment due at the start of your tenancy.

STEP 8

Payment

Please ensure that we receive your payment in time for your lease start date. Payments should be made by bank transfer, and we need to have cleared funds in our account by the day before your lease starts at the latest, so please allow plenty of time. All the details you need are on your account form under your secure login.

While you're setting up your initial payment, consider arranging your standing order for the following months. Again, the necessary information is on the standing order form under your secure login, which includes a unique reference for you.

STEP 9

Tenant liability insurance

We recommend that you have cover for any accidental damage to the landlord’s furniture and fittings (tenant liability insurance).

STEP 10

Home Set Up Service

We have partnered with Just Move In to simplify your moving process through their Home Set Up Service. 

They offer several services to assist you with your move, from securing the best tariffs for utilities and broadband, to finding a new GP and arranging your mail redirection. They will contact you closer to your move in date to start the process of setting up your utility account and guide you through their services.

STEP 11

Moving in

With all the paperwork signed and payment already made, you can head straight to the property when you’re ready to move in.

On the first day of your lease, please visit the office to collect your keys. We will have arranged for our inventory clerks, Pinstripe, to prepare a detailed inventory for you. This will be emailed to you within 24 hours of the start of your tenancy. You can let us know of any amendments to the inventory within 10 days by following the link sent with the inventory.
